Exciting News!

Well friends, we have some super exciting news to share today! We are moving! We bought a house, an old beauty of a fixer upper that we absolutely cannot wait to live in! The home has good bones, which was the most important thing to us, but we will need to completely renovate the kitchen, bathrooms & most of the exterior. It is full of projects & potential, which is both exciting & terrifying at the same time. I don’t have a ton of pictures right now, but wanted to share a few that I snapped on inspection day, the natural light & old restored hardwoods are some of my favorite things about the house. There is a front & back staircase, which is something I have only seen in older homes around here, but reminds me of my grandparents’ house growing up & I love that!
So here’s how it went down. Last year, when our house was on the market & we thought we were going to build, we went to see this house when it was in foreclosure. We fell in love with it because of all the charm & character, and the beautiful back yard. We knew that it needed tons of work at the time, and that the financial investment would be quite a bit, but we just loved it so much that we thought we would take a chance. We put in an offer, and waited. And waited. And waited. Until the bank finally let us know that they accepted another offer from an investor who was paying cash. We were heartbroken, and eventually decided to take our house off the market because we just couldn’t find anything we loved quite as much. We thought maybe we would just stay put for a few more years, because ultimately we just didn’t want to rush into something just for the sake of moving, and we were okay with that because we really do love our current house.
Fast forward to late Spring, our realtor called us up to tell us that this house that we loved so much was back on the market, with all of the repairs needed & a few cosmetic fixes (like restoring those hardwoods!) and we had to go see it. No surprise, we loved it just as much & it just felt right. We had to act quickly because there was already another offer on the house and we didn’t want to lose it a second time, so we made our offer late that night!! After a bit of back and forth with the seller, we were able to come to an agreement later that weekend. We quickly put our house on the market (more on this in another post) and started dreaming up plans for the new house. Things almost fell through at inspection when we discovered some major issues, but we are so thankful for a very willing seller who was open to making the necessary repairs. 
We are just a few weeks away from closing, and we cannot wait to call this place ours! A little view of what originally sold us on this property, this beautiful yard that backs up to HORSES. And when you get the chance to feed carrots to horses in your own back yard, well, you just don’t walk away. Even if that means there is linoleum on the bathroom walls.

We cannot wait for the adventures to come! XO

    My childhood home backed up to a yard with horses and I love looking at baby pics of us kids feeding them?.
    That house is beautiful! Doesn't look like it needs any work done from those pics. (Like the disasters Chip and Joanna fix up)

    I've been wondering what you guys ended up doing! How ironic that you get the house that you fell in love with last year!!! Amazing! I grew up in a house that backed up to horses, so I know your girls are just going to love that! I fed those horses every day after I came home from school! And we bought a fixer upper last summer, too! You are in for a ride girl ๐Ÿ™‚

    How exciting! What a gorgeous house! We moved across the country this past year for my husband's job and we moved from a small house in CA to a much bigger, older house on the East Coast. I love the charm of old houses and even if we have a super outdated bathroom and no AC, I love waking up in this house each day! Congratulations to your sweet little family!

    The pictures you shared are stunning! Good bones is right. We looked at and loved a home that had a front and back staircase and even a butlers pantry (large) that connected the kitchen and dining room. Unfortunately it didn't work out for us, but it reminds me quite a bit of this new house. I hope your current home sells quickly. I have no doubt it will. I am excited for your new adventure and can't wait to see your works in progress. And that backyard! Oh goodness! The girls will be in heaven!

    So gorgeous!! Would love to know what areas you've looked/lived/bought in? We moved to ATL from Philadelphia last year and are looking to buy next year — absolutely love this space!! I feel most of what we see is ornate and over the top, not very us. This is exactly what we'd be looking for ๐Ÿ™‚

    As a horse owner myself I think it's a great opportunity for your girls! But the better part about feeding carrots to horses in your backyard is when the horses don't belong to you!! All the fun and none of the work! You're going to have it made

    How exciting! Congrats! Just an idea for your kitchen reno- last year we remodeled with an IKEA kitchen and LOVED it! It has tons of drawers and really great quality too.     Amazing, you get to have your dream house after all and it's been fixed/renovated – the floors are gorge and I saw a bit of what looked like a counter top and backsplash tile in the kitchen? Beautiful. I'm sure you do have more projects lined up but at least some of it is off your shoulders (the floor esp. can be a pain with kids running around). The house has a lovely structure! Love the 2 staircases. Exactly what I'd go for personally but we don't have this style where I'm from. Good luck! ๐Ÿ™‚

    I hope to God you close on time. We put in an offer on our foreclosure the last week of January… we are yet to have a close date ๐Ÿ™ Thankfully I do not have 3 toddlers, but one on the way! When it's right its just right. & our bathroom had carpet, yes carpet, including surrounding the late 1980s bathtub!

    So exciting! Our house also backs up to horse neighbors. A retired couple who love my children like grandparents. My daughter has been going for little rides since she was just over 1yr & now at 4 she is horse obsessed & wants to ride on her own.
    This sounds like a forever home can't wait to see your renos…& when we bought our home it had a huge hole in the back haha but I love older homes & renos. It's fun! And way more charm then brand new.
